Non-domestic energy calculations

To comply with modern building standards the provision of energy calculations confirming the building meets the requirements of section 6 is achieved using SBEM.

SBEM calculations can only be carried out by persons deemed competent in their use in Scotland. Woodend Safety and Sustainability meet this requirement.

Whilst there s no requirement for level 5 energy assessing in Scotland Woodend Safety and Sustainability are deemed competent to carry out complex calculations on buildings using dynamic simulation software and produce EPC's from this.

SBEM

Woodend Safety and Sustainability have been carrying out non domestic energy calculations for buildings in Scotland since 2008. We were one of the first companies in Scotland to able to provide non domestic EPC's to our customers.

The new regulations now provide a significant challenge to designers of non domestic buildings in Scotland. Woodend Safety and Sustainability have the experience, knowledge and skills to help provide cost effective solutions that should keep everyone satisfied that the solution selected is the best available.

We will be using IES software in the near future to allow an in-depth analysis of the proposed building to be carried out with full report detailing the costs over the short, medium and long term for the new owners.

Similar to the domestic offer, should Woodend Safety and Sustainability be selected to provide solar PV (If this is the preferred option by the owner) we will provide this service, the EPC and sustainability certificates free of charge. 

RIAS are in the process of becoming certified to permit the certification of part 6 of the non-domestic handbook. When RIAS obtain this recognition Woodend Safety and Sustainability will be applying to be part of that scheme. This will allow a reduction of 10% of the warrant fee for non-domestic buildings where the calculations are carried out prior to the warrant being applied for.

Where we are asked to quote on the provision of SBEM calculations we will always advise what offers are available to attempt to reduce the costs for the client.
 
Section 63 Of the Climate change (Scotland) Act 2009

On September 1st 2016 Section 63 of the Climate Change (Scotland) act 2009 will be brought into force in Scotland. This requires owners of non domestic buildings with a floor space in excess of 1000 m2 to carry out an energy assessment and implement the recommendations where a building is being sold or leased. The section 63 certificate shall be made available to prospective purchasers and tenants at the point of sale similar to that of the EPC. The proposed improvements do not have to be carried out right away. a Display Energy Certificate can be provided to offset the identified improvements until a more suitable time. 

Display Energy Certificates

Woodend Safety and Sustainability are approved section 63 assessors. We are also recognised Display Energy Certificate assessors for Scotland. Something that will not exist until September 1st 2016.
